Ruparelia Group’s Pearl Business Park takes final shape

The first phase of the massive Pearl Business Park, a transformative project being developed by business mogul Sudhir Ruparelia and the Ruparelia Group, is nearing completion. Located on the former Chieftaincy of Military Intelligence (CMI) headquarters on Yusuf Lule Road, Kampala, this multi-billion dollar business park is poised to reshape the city’s skyline and redefine real estate in Uganda.

Construction of the ambitious development, which includes office spaces, a shopping centre, healthcare facilities, and leisure amenities, is progressing ahead of schedule. “This groundbreaking development is set to redefine the real estate landscape in Uganda,” the Ruparelia Group shared earlier this week.

The Pearl Business Park, a 20-acre mixed-use facility, will feature a five-star hotel, a modern shopping mall, and a state-of-the-art hospital upon completion. A briefing document from the group indicates that the park is expected to be operational by the end of the year. The project first revealed its stunning architectural design in 2022, showcasing a landmark development that will add a striking new element to Kampala’s cityscape.

What distinguishes the Pearl Business Park is its dedication to sustainability. The design incorporates cutting-edge technology and eco-friendly features, making it a model of environmental responsibility.

Phase one of the project, set for completion in 2024, will focus on office spaces, with 16 lettable floors providing 27,240 square meters of built-up area. Two parking levels will accommodate 360 cars. The Pearl Business Park is also equipped with advanced safety features, including a fully automated fire detection system on all floors, supported by three fire extinguishers and an elaborate sprinkler system backed by a 145,200-litre reserve tank.

For security, the building will implement strict access control protocols, 24-hour dedicated security, and 170 CCTV cameras monitoring all public areas. Amenities will include a state-of-the-art fitness centre, sauna, provision for high-speed internet, and access to dual fibre optic connections from both Kira Road and Yusuf Lule Road.

Sudhir Ruparelia emphasized the group’s commitment to investing in modern, innovative real estate solutions to meet Uganda’s growing needs, positioning the Pearl Business Park as a premier destination for business, health, and leisure.
